A Desktop Report is an abbreviated Limited Appraisal Assignment that is prepared in accordance with the Canadian Uniform Standards of Professional Practice (The Standards) of the Appraisal Institute of Canada. Desktop Reports are tailored for bareland rural properties where the Highest and Best Use of the property is agricultural and we deem that a physical inspection of the subject and comparable properties is not required. It is assumed that the land use zoning is agricultural. Given the abbreviated format, a value estimate within a  range is provided. This meets the needs of our clients who are most often financial institutions, landowners, and investment funds. The Desktop Reports are also utilized as a means to update valuation estimates that were previously established by way of a Full Narrative Report. 

Properties located in close proximity to urban centers, or those located in areas where aesthetic features significantly influence value may require a Full Narrative appraisal.

All reports are signed by an accredited appraiser of the Appraisal Institute of Canada (AACI).
