Our Benchmark Studies involve working with the client to establish the methodology of the study in terms of defining the study area and the description of the benchmark properties. Value range estimates for the benchmark lands within the study area are provided based on research and analysis of the marketplace. The benchmark land type can vary by land use, size, and/or physical characteristics among other factors.
The Benchmark Properties within a given study can be specific to a titled parcel or it can be a typical parcel within a set area that is predetermined based on the methodology established with the client.
